Purpose
The purpose of this case study assignment is to place you in the shoes of a building construction project superintendent. You will articulate how you plan to keep your project on schedule (production), control project cost, ensure safety, and maintain quality of work in place. In the process you will also demonstrate why clear and effective communication is key to overall project success.

It is the height of summer and you just landed a new job as site superintendent for Edificar Atlantis, a design-build firm serving the East Texas region. Your project is the addition of a Community and Wellness Center (Community and Wellness Center campus map Download Community and Wellness Center campus map) to an existing senior living community that contains an active extended care facility and 37 occupied villas. The previous superintendent was pulled from the project because it had fallen 45 days behind schedule, had been plagued with workmanship issues requiring considerable re-work, is over budget based on work completed, and had multiple safety violations resulting in minor injuries and fines.
Before you is a new addition with roof completed, but exterior cladding only midway done, and mechanicals just beginning on the interior. Trades on site include masons, plasterers (stucco), HVAC, plumbers, and electricians will arrive next week. Your goal is to complete all exterior finishes and get the interior ready for insulation and drywall as soon as possible in an attempt to make up the 45 lost days. In addition, your operations team has authorized you to use overtime and bring additional crews on-site if needed.
Known challenges include:Connection to occupied buildings on the north and south ends requiring personnel access, dust control, and noise control.
Tight site with the only material staging area in the parking lot far to the northeast.
Residents that like to walk near (or into) the active building site to watch and ask questions.
Heat of summer (90 degrees plus) slowing down progress for trades working inside the hot building due to no air conditioning.
Weekend theft of building materials and tools.
Step #2- Write your answers to the below follow-up questions:
Using word processing software of your choice (i.e. Microsoft Word, Google Docs, etc.) start and save a new file titled “M04 Case Study.”
Write a one-paragraph response to each of the 5 questions listed below (for a total of 5 paragraphs) as if YOU were the superintendent on this project.How will you ensure that this project does not continue to come in over budget, and what cost saving measures will you implement moving forward?
How will you create a zero-accident environment for the duration of the project?
What methods will you employ to ensure that all workmanship meets or exceeds requirements set in the project specifications?
What scheduling practices will you implement to regain the 45 calendar days that have already been lost?
List the communication strategies you plan to implement that will reinforce your planned budget, safety, quality, and scheduling practices.
If you get stumped on one or all of these questions, please go back and review the readings and resources from this module. In addition, you are encouraged to perform internet and/or library research to further your understanding of each topic.
